Q. Why should I use a Realtor when I can look at new home models myself?
A. A Realtor can help you compare builder quality & reputation, can advise you on floor plans or extras that will affect resale value, and can negotiate for you on features, terms and protections.

Q. Can I bring in a realtor after I've decided on a builder or subdivision?
A. In most cases, No. You need to have your Realtor with you the first time you visit the builder or model. After that, you can return by yourself as often as you want, then bring the realtor back with you at contract time.

Q. Shouldn't I work with several Realtors to be sure I see everything on the market?
A. No, but you should interview more than one Realtor initially, to be sure you have one who knows the market, has experience dealing with unexpected situations that may arise, one who listens to you, understands what you are looking for and who you feel comfortable with. Then, choose only one and be willing to sign an exclusive agreement with them. The same properties are available to all Realtors, and yours will devote much more time and research to you if they know you are working only with them.

Q. Won't I save money if I deal directly with a For Sale By Owner?
A. Not necessarily. Remember that the Seller wants to pocket the same commission saving that you do. In most cases, a Seller will work with and pay your Realtor, as long as your Realtor sets up the appointment. Even if the Seller won't pay your broker, you can save much more than a commission by knowing which inspections to have, what questions to ask about the home and neighborhood, which disclosures are required, and what terms to have in the contract.

Q. Should I rent for a while to see if I like a neighborhood?
A. Not necessarily. There may be no rentals available in the neighborhood you want to live in, so the lifestyle you experience may not be the same. Also, you can change things you don't like in a home you purchase, but not in a home you're renting.

Q. Will a Realtor help me find a lender?
A. Yes. Your Realtor can help match your specific circumstances with an appropriate lender, and can recommend lenders that, from experience, close on time and keep their promises.

Q. Should I get pre-qualified before looking at homes?
A. By all means - that way you will look at homes in the proper price range. Actually, you will be in a better negotiating position if you are pre-approved. Not only will you have a better chance of your offer being accepted, you'll have time to resolve any problems that you might not be aware of.
